Home Inspector Finds Mold in Home for Sale in Colts Neck, NJ
Challenge
During the pending sale of a home in Colts Neck,NJ, the inspector discovered extensive mold growth in the crawl space adjacent to the basement. The inspector had the mold tested and, not surprisingly, it came back positive. If you see or smell mold, it has to be removed period. There is no safe or acceptable level of mold, and the particular type of mold doesn’t matter. All mold is potentially toxic to some people. The position of state and federal government agencies, including the CDC, is that mold testing is usually unnecessary. No buyer will purchase a home with active mold growth. The issue had to be resolved.
Solution
First, we equipped our personal protective equipment (PPE) and then treated the mold with an antimicrobial application called MAPS 1, which stands for Mold Abatement Polymer Solutions. MAPS 1 is an EPA registered product that attacks mold on a cellular level and immediately kills it. After treating the area, we used our mold stain remover to scrub away all the mold stains throughout the crawl space.
Next, we applied our patented sealant called MAPS 2. MAPS 2 is a moisture-sensitive application that encapsulates the surface mold is growing on and renders it harmless, inert, and non-allergenic. One of the best features of MAPS 2 is that it will reactivate whenever it gets wet to prevent future mold growth. Now the mold is removed and the selling process can continue.
