Mold on the Rafters
We began inspecting the basement and discovered mold on the rafters.
High Humidity Will Do It
We could tell that this basement was extremely humid and after measuring the humidity and water vapor levels, we confirmed that this was the cause of the mold growth. The main problem causing humidity in the basement is improper airflow. Humidity levels in your basement should be kept between 30 - 55%.
Right on the Wall
We even discovered mold growth on the corner of the walls.
Microbial Solution
First, we applied an EPA registered antimicrobial solution called MAPS 1. This kills mold at a cellular level. Next, we applied MAPS 2 which is a patented sealant that encapsulates the mold, rendering it harmless. MAPS 2 will also reactivate when it gets wet to prevent future mold growth.
Purely Aestic
Due to the fact that the mold growth was present in the basement for such a long period of time, some staining occurred. These stains are purely aesthetic and pose no health risk. Once MAPS 1 & 2 have been applied, the mold is no longer a threat. The homeowner informed us that he'll install a new dehumidifier to prevent high humidity levels in his basement.
